Redevelopment of vacant property to include boutique hotel, restaurant and retail

Atlantic Beach, FL – (March 9, 2020) The empty oceanfront property at 221 1st Street will soon provide locals and tourists with an enhanced experience of all that historic Jacksonville Beach has to offer.  Surfside Holdings LLC today announced that demolition of the property, located on 1st Street, immediately north of the Seawalk Pavilion, has begun. ELEV8 Land Clearing and Demolition is a family owned and operated business based in Mayport and is spearheading the demolition for the project. Redevelopment of the vacant property will include 25,000 square feet of mixed-use space, incorporating a boutique hotel as well as a restaurant, retail and office space. The construction process is scheduled to begin this summer with the opening of the mixed-use development in 2021.

Surfside Holdings LLC is held by the same owners as skyENTERPRISES, a multi-national trading and investment company headquartered in Neptune Beach. The owners, who live locally, are committed to investing in the community and enhancing the experiences of locals and tourists alike with the addition of spaces that not only connect people, but heighten their connection to the outdoors and local history. Level Architecture + Interiors, based in Gainesville, has been hired to be the architectural firm for the project. The mixed-use development at 221 1st Street North aims to anchor Jacksonville Beach’s central business district and be a destination for tourists, as well as an exciting community hub for locals.

“This area has so much history and in an effort to revitalize Jacksonville Beach, as well as draw on the heritage of the neighborhood, we are committed to its redevelopment,” says Jean Bakkes, CEO of skyENTERPRISES. “We share in the privilege and responsibility to invest in the area we live and we’re excited to share our vision with the community.”

Located on the boardwalk — once a landmark in the area — 221 Surfside’s boutique hotel component will receive the overhaul as a courtesy of Atlantic Beach based hospitality group and proprietors of the Hotel Palms, The Color Black Group. The hotel will host community events, as well as corporate, and social events, including retreats, family reunions, birthday parties, and weddings.

“We are thrilled to be partnering with 221 Surfside Holdings on this project,” says Greg Schwartzenberger, partner at The Color Black Group. “This location has so much to offer and we look forward to incorporating Jacksonville Beach’s history into our concept, while catering to the interests of today’s traveler, who seeks to be inspired.”

The Jacksonville Beaches area is poised to continue benefiting from strong population and business traveler growth Jacksonville has seen over the last 5 years, driven by great quality of life and relatively low cost of living the area offers.

The ground floor of 221 Surfside will include a 3000+ square foot restaurant space, as well as two retail spaces. Both retail bays face the boardwalk and total 3000+ square feet. Office space includes 8000+ square feet of professional space and 6000 square feet of co-work space. Plans for the boutique hotel will be unveiled this spring and will include the name, as well as the design concept.

Slated to open in 2021, the redevelopment and management team of 221 1st Street North is currently taking inquiries from potential tenants. For more information about pricing and floor plans, visit https://221surfside.com/ or call 904.853.6801.
